Arkansas farm real estate averaged $4,350 an acre in 2026. The source is the USDA NASS Land Values 2026 Summary. That figure includes land and buildings. It is not a vacant listing. Ten acres at the state average cost $43,500. That total comes before closing, a survey, or a well. The $25,000 startup budget does not include the land.
Arkansas is on the eight-state filter. However, the state average is not the offer price. The Delta and the Ozarks are different farms.

The average hides the Delta
The USDA number mixes two markets. Delta ground is flat, drained, and priced as cropland. Rice and soybeans sit on that side of the average. Hill ground in the Ozarks and the Ouachitas is timber, slope, and pasture. It sits closer to the pasture figure, or below it. A 2025 read of the same USDA series put cropland at $3,720 and pasture at $3,370, as summarized by Perspective Properties.
The cheap end is usually the hills. Often the discount is slope, timber, or a missing road. Sometimes the soil will not take a septic system. That is the same failure as the Missouri Ozarks. It is also the same failure as the Kentucky east.
Tax
Arkansas cut the top individual rate to 3.7% for tax year 2026. The rate applies above $26,400 of taxable income. The farm does not exist yet. Therefore this is a holding cost on other income, not a tax on a crop. The change is reported by the Department of Finance and Administration after the May 2026 bill.
Property tax is local, and the statewide effective rate is about 0.55% of value. That figure is a state average, not your parcel. The real-estate transfer tax is $3.30 per $1,000 of price. So do not turn $4,350 into a tax bill. Get the levy from the county before an offer.
Before an offer
Four things have to be true. First, legal access has to be on the deed. Second, a perc test has to pass on the build site. Third, water has to be reachable, and the price has to be known. Fourth, there has to be enough flat acre for a garden and a building. If one of these fails, the hill discount is the cost of that failure.
